Where I Work

Where in Union County does Amanda Mullins work?

Amanda Mullins works with buyers and sellers in Marysville and across Union County, Ohio. The table shows median listing prices from Realtor.com. A listing price is what sellers are asking, not what homes sold for. Richwood had 34 homes for sale and New California had 57, so a few listings can move their medians.

Amanda's Union County area also includes the Union County part of Dublin, the villages of Magnetic Springs, Milford Center, Plain City (which reaches into Madison County), and Unionville Center, the census-designated place of Raymond, and the county's townships (Union County, State of the County report, 2021; U.S. Census Bureau, 2020 Census). For closed sales in the county seat, Redfin reported a median sale price of $374,822 in Marysville for the three months ending September 2026, down 4.3 percent. Next door, Amanda covers Columbus and Franklin County to the southeast and Urbana in Champaign County to the west, plus Clark County farther southwest.

Market

What is the Union County, Ohio housing market doing?

Buyers have more homes to choose from, and homes are taking longer to sell. Columbus REALTORS counted 265 homes for sale in its MLS at the end of September 2026, up 39.5 percent from 190 a year earlier, which raised the supply from 2.1 to 3.1 months. Homes that sold in September took a median of 51 days to sell, up from 28.

Sales slowed. Columbus REALTORS counted 69 closed sales in Union County in September 2026, compared with 100 a year earlier, and 752 from January through September, down 6.4 percent. Prices held. The year-to-date MLS median was $470,000, up 3.3 percent, and Redfin's three-month median was up 0.9 percent.

Pricing is where sellers feel the change. In September 2026, Union County sellers received 95.7 percent of their original list price, down from 97.1 percent (Columbus REALTORS). Redfin reported 23.7 percent of homes with a price drop, up 7.6 points, and 20.6 percent selling above list price. Homes priced from recent sales still sell near asking. Homes that start too high are more likely to need a reduction first.

The three county closed-sale figures land within about $23,000 of each other. Zillow's estimate covers all homes, not just the ones that sold, the listing median reflects what sellers are asking now, and the Census figure is older and self-reported. Prices also differ across the county: Realtor.com's listing median was $619,900 in New California, in Jerome Township, and $266,000 in Richwood. Inventory counts differ too, with 644 active listings on Realtor.com in October 2026 and 265 homes for sale in the Columbus REALTORS MLS at the end of September, so compare each source with itself over time. None of these numbers prices a specific house. That comes from recent comparable sales near the home, adjusted for size, condition, land, and updates.

Property Values

What should Union County owners know about the 2025 reappraisal?

Union County completed a full reappraisal in 2025, so many owners saw new values. The final values were submitted to the state on October 31, 2025 and approved on November 12, 2025 (WOSU, November 14, 2025). Ohio property taxes are paid in arrears, so tax year 2025 values show up on the bills paid in 2026. The Ohio Department of Taxation schedule lists Union County's next triennial update for 2028.

For buyers, the tax figure on an older listing may not match the current bill, so check the parcel with the Union County Auditor. Buyers looking at farmland or acreage should also ask whether the parcel is enrolled in the Current Agricultural Use Valuation program. For sellers, the Auditor's value is a mass appraisal figure set for taxes. It is a useful reference, not a list price.

Under Ohio Revised Code 5715.19, a value complaint is generally due by March 31 of the year after the tax year in question. An owner who already filed for an earlier year in the same interim period can file again for listed reasons, such as an arm's length sale. The Union County Auditor posts Board of Revision information on its website.

These are approximate times. Each one is the fastest route Google Maps showed on a Monday afternoon, between about 2:30 and 2:40 PM, rounded to the nearest 5 minutes, with a range of about 5 minutes either way. Times at rush hour may differ. The Census Bureau puts the mean travel time to work for Union County residents at 26.0 minutes (ACS 2020 to 2024). Drives from Plain City, Richwood, or the Dublin side of the county will differ, so check the route from a specific address at the time you would actually leave.

Wright-Patterson AFB

Where does Wright-Patterson AFB fit in?

Wright-Patterson AFB sits east of Dayton, in Greene and Montgomery counties, about 52.3 miles from Marysville, or about an hour to an hour and 10 minutes by car (Google Maps, checked October 19, 2026, afternoon departure; approximate). That is a long daily drive, so service members assigned to the base will want to compare it with areas closer to the gate. Defense Supply Center Columbus, in Whitehall, and Rickenbacker Air National Guard Base, near Lockbourne, are both in Franklin County (Wikipedia, accessed October 20, 2026).

For military buyers using a VA loan, Amanda Mullins plans the search around the report date and the lender's timeline. See her relocation help for Wright-Patterson AFB, plus her guides to VA loans near WPAFB and areas near Wright-Patterson AFB by commute time.

Relocation

Relocating to Union County, Ohio

Amanda Mullins, REALTOR® with eXp Realty, helps buyers relocating to Union County, Ohio from another city or state narrow down where to look before they tour a single home. A few steps make a long-distance move easier:

  • Start with the drive that matters to you, whether that is an office in Columbus or Dublin, a plant near Marysville, or a base gate, and check it from each town at the hour you would really leave.
  • If you will live in Marysville, budget for the city's 1.5 percent income tax. The city does not give a credit for income tax paid to another city (City of Marysville, accessed October 20, 2026). Rules differ by city and village, so check the tax for the exact address.
  • Decide early between Marysville, a village, the Dublin side of the county, and a rural property, because they are priced and inspected differently.
  • If you are looking at a rural parcel, ask early whether it uses a private well or septic system, since that changes the inspections you will want.
  • Budget taxes from the current Auditor figure for the parcel, not the seller's old bill.
  • If you are buying from out of town, Amanda can tour homes with you by live video, coordinate inspections, and track the appraisal.
  • Set the moving date once the closing date is firm, and leave a little room in case repairs or the appraisal shift the schedule.

For a step-by-step look at buying from out of town, see her relocation help.

Fit

Who does Union County, Ohio tend to fit?

For buyers, Union County tends to fit someone who works around Marysville, where Honda's Marysville Auto Plant and the Scotts Miracle-Gro headquarters are located (Wikipedia, accessed October 20, 2026), or on the northwest side of Columbus, and who wants a growing county with new construction. The county added 968 housing units in building permits in 2025 (U.S. Census Bureau). It is a harder fit for a buyer who must reach Dayton or Wright-Patterson AFB every workday, or who wants a lower price point, since Union County's median sale price was $463,962 versus $319,285 in Franklin County (Redfin, three months ending September 2026).

For sellers, competition is up, with 265 homes for sale and 3.1 months of supply at the end of September 2026, and sellers received 95.7 percent of their original list price that month (Columbus REALTORS). With more choices for buyers, pricing from recent comparable sales on day one matters.

In My Words

What I see in this market

Union County is part of the area I serve, along with Franklin, Madison, Champaign, and Clark counties nearby. For more than 13 years I ran the side of the business that ordered and reviewed appraisals for lenders. That is why my first question on any Union County listing is which recent sales support the price.

In Union County right now, homes are staying on the market longer, and the market is shifting more toward buyers. Sellers are having to be more flexible on price and on what they offer, and seller concessions are showing up around the county. Interest rates are higher, and buyers are getting more incentives. If you are buying, that gives you room to ask. If you are selling, price it right from the start and be ready to talk about concessions.

My Background

How does Amanda Mullins help buyers and sellers in Union County?

Amanda Mullins spent more than 13 years in residential appraisal management before becoming a REALTOR®. As a Former Appraisal Management Director, she reviews a home the way a lender's valuation review would: recent comparable sales, condition, and what the home is likely to appraise for.

For buyers, she checks whether the asking price is supported before an offer and plans ahead for a short appraisal. For new construction, see her new construction services.

For sellers, she builds the list price from the sales likely to be used in the appraisal, so a good offer is less likely to fall apart later. Her guide on how to price your home in a shifting Ohio market walks through it. She can also explain how the Auditor's value relates to market value. As an SRES, she works with older homeowners through her SRES services.

Common Questions

Union County real estate FAQ

No. Marysville is the county seat and largest city of Union County, Ohio, and the county also includes part of Dublin and villages such as Plain City, Richwood, and Milford Center. The U.S. Census Bureau estimated the county's population at 73,446 as of July 1, 2025.

It depends on the source. Redfin reported a median sale price of $463,962 for the three months ending September 2026, up 0.9 percent from a year earlier. Columbus REALTORS reported a median sale price of $470,000 for MLS sales from January through September 2026.

Yes. The City of Marysville lists a 1.5 percent income tax rate and says it does not give tax credits for taxes paid to another city, so residents who work in another taxing city should budget for both.
