Where I Work

Where in Madison County does Amanda Mullins work?

Amanda Mullins works with buyers and sellers in London and across Madison County, Ohio. The table shows median listing prices from Realtor.com. A listing price is what sellers are asking, not what homes sold for. Plain City sits in both Madison and Union counties, and Realtor.com's Plain City figure matches its figure for the 43064 ZIP code, so it may include homes outside Madison County.

Market

What is the Madison County, Ohio housing market doing?

Buyers have more homes to look at than a year ago, and well-priced homes are still selling close to asking. Columbus REALTORS counted 103 homes for sale in its MLS at the end of September 2026, up 35.5 percent from 76, which raised the supply from 1.8 to 2.5 months. Realtor.com showed 308 active listings in October 2026, up 25.71 percent.

Monthly numbers are small here. Columbus REALTORS counted 41 closed sales in Madison County in September 2026, compared with 48 a year earlier, and its report notes that percent changes can look extreme with small samples. The year-to-date view is steadier: 377 MLS sales from January through September 2026, down 2.6 percent, at a median of $352,000, up 16.6 percent.

Pricing held up. In September 2026, Madison County sellers received 98.6 percent of their original list price, up from 96.3 percent a year earlier (Columbus REALTORS). Redfin reported a 100.0 percent sale-to-list ratio, with 29.9 percent of homes selling above list price, while 21.0 percent of homes had a price drop, up 4.5 points. Homes priced from recent sales still sell near asking. Homes that start too high often take a reduction first.

Why do the numbers not match?

RedfinMedian sale price, London$314,850Three months ending September 2026

The recent three-month and September medians, near $390,000, run well above the year-to-date MLS median of $352,000 and Zillow's estimate of $320,250. In a county with about 40 sales a month, a handful of higher-priced or newly built homes can lift a monthly median, so a jump of about 25 percent in those figures does not mean a typical home gained that much. Zillow's estimate covers all homes, not just the ones that sold, and it rose 2.2 percent. The Census figure is older and self-reported. Inventory counts differ too, so compare each source with itself over time. None of these numbers prices a specific house. That comes from recent comparable sales near the home, adjusted for size, condition, land, and updates.

Property Values

When will the 2026 reappraisal reach Madison County tax bills?

Madison County Auditor Jennifer S. Hunter's office has completed the state-required reappraisal of all real estate in the county for tax year 2026, and tentative values are shown on each parcel's record on the Auditor's website. The last full reappraisal was in 2020, with an update in 2023. The Auditor's office says the new values are effective for 2026 and will be reflected on real estate tax bills in 2027. The Ohio Department of Taxation schedule lists Madison County's next triennial update for 2029.

For buyers, the current tax bill on a listing reflects the older value, so the bill after closing may change. Look up the parcel's tentative 2026 value and use the Auditor's tax estimator for that parcel. Buyers looking at farmland or acreage should also ask whether the parcel is enrolled in the Current Agricultural Use Valuation program. For sellers, the Auditor's value is a mass appraisal figure set for taxes. It is a useful reference, not a list price.

Under Ohio Revised Code 5715.19, a value complaint is generally due by March 31 of the year after the tax year in question, which for tax year 2026 values means March 31, 2027. The Madison County Auditor's office can answer questions about a specific parcel at (740) 852-9717.

These are approximate times. Each one is the fastest route Google Maps showed on a Monday afternoon, between about 2:30 and 2:40 PM, rounded to the nearest 5 minutes, with a range of about 5 minutes either way. Times at rush hour may differ. The Census Bureau puts the mean travel time to work for Madison County residents at 24.9 minutes (ACS 2020 to 2024). Drives from West Jefferson, Mount Sterling, or Plain City will differ, so check the route from a specific address at the time you would actually leave.

Wright-Patterson AFB

Where does Wright-Patterson AFB fit in?

Wright-Patterson AFB sits east of Dayton, in Greene and Montgomery counties, about 37.9 miles from London, or about 35 to 45 minutes by car (Google Maps, checked October 19, 2026, afternoon departure; approximate). For service members who want a small-town or rural setting within that drive, Madison County is one of the areas to compare.

Relocation

Relocating to Madison County, Ohio

Amanda Mullins, REALTOR® with eXp Realty, helps buyers relocating to Madison County, Ohio from another city or state narrow down where to look before they tour a single home. A few steps make a long-distance move easier:

  • Start with the drive that matters to you, whether that is Columbus, Springfield, Dayton, or a base gate, and check it from each town at the hour you would really leave.
  • If you will live in London, budget for the city's 1.5 percent income tax. Since January 1, 2021, London has given no credit for income tax paid to another city (Central Collection Agency, accessed October 20, 2026). Rules differ by city and village, so check the tax for the exact address.
  • Decide early between London, a village, and a rural property, because they are priced and inspected differently.
  • If you are looking at a rural parcel, ask early whether it uses a private well or septic system, since that changes the inspections you will want.
  • Budget taxes from the tentative 2026 Auditor value for the parcel, not the seller's last bill.
  • If you are buying from out of town, Amanda can tour homes with you by live video, coordinate inspections, and track the appraisal.
  • Set the moving date once the closing date is firm, and leave a little room in case repairs or the appraisal shift the schedule.

For a step-by-step look at buying from out of town, see her relocation help.

Fit

Who does Madison County, Ohio tend to fit?

For buyers, Madison County tends to fit someone who wants a small-town or rural setting on Interstate 70 with workable drives in both directions: London is about 35 minutes from Columbus and about 30 minutes from Springfield (Google Maps, checked October 19, 2026, afternoon departure; approximate). It is a harder fit for a buyer who needs a wide choice of homes at once, since Columbus REALTORS counted 103 homes for sale in the county's MLS at the end of September 2026.

For sellers, buyers have more choices than a year ago, with homes for sale up 35.5 percent, yet sellers received 98.6 percent of their original list price in September 2026 (Columbus REALTORS). In a small market, pricing from recent comparable sales on day one matters.

In My Words

What I see in this market

Madison County is part of the area I serve, and London is about 21 miles from Springfield, where my office is. For more than 13 years I ran the side of the business that ordered and reviewed appraisals for lenders. That is why my first question on any Madison County listing is which recent sales support the price.

What I am seeing in Madison County is a market that is holding firmer for sellers: in September 2026, sellers here received 98.6 percent of their original list price, up from 96.3 percent a year earlier (Columbus REALTORS, Madison County Local Market Update, September 2026, current as of October 8, 2026). If you are buying, expect less room to negotiate, and if you are selling and price it right from the start, you are likely to get close to asking.

My Background

How does Amanda Mullins help buyers and sellers in Madison County?

Amanda Mullins spent more than 13 years in residential appraisal management before becoming a REALTOR®. As a Former Appraisal Management Director, she reviews a home the way a lender's valuation review would: recent comparable sales, condition, and what the home is likely to appraise for.

For buyers, she checks whether the asking price is supported before an offer and plans ahead for a short appraisal, which matters in a county with few recent sales to compare. For new construction, see her new construction services.

For sellers, she builds the list price from the sales likely to be used in the appraisal, so a good offer is less likely to fall apart later. Her guide on how to price your home in a shifting Ohio market walks through it. She can also explain how the tentative 2026 Auditor value relates to market value. As an SRES, she works with older homeowners through her SRES services.
