Overview

Overview of Huber Heights

Huber Heights grew out of the former Wayne Township, which was settled in the early to mid-1800s. Suburban building began in 1956, and the township incorporated as the City of Huber Heights on January 23, 1981, according to Wikipedia. The city takes its name from Charles Huber, the developer who built many of the houses that later made up the city. Since then, Huber Heights has grown by annexing land to the north in Miami County, so a small share of the city sits across the county line.

The Census Bureau counted 38,101 residents in 2010 and 43,439 in 2020, and its July 1, 2025 estimate of 43,905 is up 1.1 percent from the April 2020 base. The city covers about 22.20 square miles of land (U.S. Census Bureau QuickFacts).

Location shapes daily life here. Wikipedia notes that the city's position near the I-70 and I-75 interchange has long drawn trucking and distribution companies, and the city has two exits on I-70 with shopping and restaurants clustered near them. The Huber Heights Chamber of Commerce, as summarized on Wikipedia, lists employers in the city such as ABF Freight System, Dayton Freight, Coca-Cola, Trimble Navigation, NDC Technologies, and Enginetics. A Buc-ee's travel center opened in Huber Heights in April 2026 (Wikipedia). The city also has a branch of the Dayton Metro Library, and the Greater Dayton Regional Transit Authority runs bus service in the city.

Market

Housing and prices in Huber Heights

Redfin reported a median sale price of $250,881 in Huber Heights for the three months ending September 2026, up 8.4 percent from the same period a year earlier. Homes sold after a median of 31 days on the market, compared with 34 days a year before, and Redfin counted 197 homes sold in September 2026, up from 150 in September 2025. A three-month median reflects which homes happened to sell in that window, so a shift in the mix of sizes and ages can move it as much as a change in value.

The Census Bureau's American Community Survey puts the median value of owner-occupied homes at $177,300 for 2020 to 2024. That figure is based on what owners estimate their homes are worth and spans five years, so it runs below recent sale prices. The same survey reports that 70.9 percent of occupied homes in Huber Heights are owner-occupied, and the median gross rent was $1,258 a month for 2020 to 2024.

Because so much of the city was built in waves after 1956, buyers will see a wide range of ages and styles, from older ranch homes near the original subdivisions to newer construction on the annexed land to the north. For a buyer, that spread means two homes at a similar list price can differ a lot in roof age, mechanical systems, and updates. Amanda's appraisal background is useful here. She reviews the comparable sales behind a list price, checks whether condition and updates support it, and flags items worth a closer look at inspection.

For sellers, the same detail matters in reverse. A pricing plan built on true comparable sales in your section of the city, rather than a citywide median, helps you avoid sitting on the market or leaving money on the table. If you own a home in Huber Heights, a home value estimate based on recent nearby sales is a practical place to start.

Property Taxes

Property taxes in Huber Heights

Ohio property tax depends on the taxing district a parcel sits in, and Huber Heights has several.

For tax year 2025, payable in 2026, the Montgomery County Treasurer lists an effective residential rate of 59.14 mills for the main Huber Heights City taxing district (code P70). Ohio taxes homes on 35 percent of the county Auditor's market value, so 59.14 mills works out to about $2,070 a year for each $100,000 of market value, before credits such as the homestead exemption or the owner-occupancy reduction where they apply.

The same Treasurer rate sheet lists two other Huber Heights City districts in Montgomery County at 54.24 mills (code P70-2) and 58.79 mills (code P70-3). Those are about $1,898 and $2,058 a year per $100,000 of market value. Homes in the Miami County part of the city are valued by the Miami County Auditor and billed at Miami County rates, which this guide does not list. Check the exact parcel before you budget.

Huber Heights also has a municipal income tax of 2.25 percent, in effect since January 1, 2015, according to the City of Huber Heights and the Ohio Department of Taxation. If you work in a different Ohio city, ask your employer or a tax professional how credits for tax paid elsewhere apply to you.
