How Amanda Helps

How does Amanda Mullins help home buyers?

Buying a home is a series of decisions about price, condition, timing and terms. Before real estate, she led a residential appraisal management division, so she reads a listing the way a lender's valuation review would: recent comparable sales, condition, and what the home is likely to appraise for. That check happens before you write an offer, not after.

First-time buyers

Amanda walks you through pre-approval, fair offers, inspections and closing costs one step at a time, and can point you to Ohio Housing Finance Agency programs. Start with how to get pre-approved in Springfield and how much house you can afford.

New construction

The builder's sales team works for the builder. Amanda represents you on the purchase agreement, upgrades, incentives and phase inspections. Read do I need a REALTOR® for new construction or see her new construction page.

Relocation and Wright-Patterson AFB

Amanda helps buyers moving from anywhere in the U.S. or overseas, including service members with PCS orders to Wright-Patterson AFB. She tours homes with you by virtual tour or live video showing and coordinates the inspection, appraisal and title work. See relocation, the Wright-Patterson AFB PCS guide and VA loans near Wright-Patterson AFB.

Seniors and downsizers

As a Seniors Real Estate Specialist (SRES), Amanda helps homeowners plan a move to a smaller or single-level home and time the sale and purchase. See her senior downsizing page.

Amanda holds an MBA and the SRES designation, works with eXp Realty, and is a member of the Ohio REALTORS President's Sales Club (2024, 2025, and 2026). Selling a home before you buy? See how Amanda helps sellers and request a free home value estimate.

The Process

What are the steps to buy a home in Ohio?

Most purchases follow the same path. How long each step takes depends on your lender, the dates in your contract and how soon you need to move, so Amanda builds the schedule around the day you need the keys.

  1. Talk through your goalsShare your budget, the towns you are considering, your drive to work and what you need in a home.
  2. Get pre-approvedA written pre-approval from a lender licensed in Ohio sets your budget and strengthens your offer. Service members can ask about a VA-backed loan. VA.gov notes that nearly 90 percent of VA-backed loans are made with no down payment.
  3. Sign a buyer agreementBefore touring together, you sign a written buyer agreement that lists Amanda's services and how she is paid. Compensation is negotiable.
  4. Tour homesIn person, or by virtual tour or live video showing if you are not in Ohio yet.
  5. Make an offerAmanda reviews recent comparable sales, writes the offer with you, including price, earnest money, contingencies and the closing date, and handles the negotiation.
  6. Inspection and appraisalYou choose the inspector and decide what to ask for. Your lender orders the appraisal. If the value comes in below the price, Amanda helps you weigh your options: renegotiate, cover the difference, or ask for a reconsideration of value.
  7. ClosingYou review your closing disclosure, do a final walk-through and sign. Ohio has allowed online notarization since 2019, so remote signing may be possible if your lender and title company accept it.

Questions

Questions home buyers ask

Do I need to be pre-approved before I look at homes?

Yes, it is the first step. A written pre-approval shows what you can borrow and your likely payment, and sellers expect one with an offer. See how to get pre-approved for a mortgage.

How is a buyer's agent paid in Ohio?

Before you tour homes together, you sign a written buyer agreement that states what Amanda is paid and how. Compensation is negotiable. You can pay it yourself, or ask the seller to contribute toward it in your offer.

What closing costs do buyers pay in Ohio?

Buyers usually pay lender fees, the appraisal, title and settlement fees, recording fees, and prepaid insurance and tax escrow. Your loan estimate lists your figures. For a local example, read closing costs when buying in Fairborn.

Are there first-time home buyer programs in Ohio?

Yes. The Ohio Housing Finance Agency offers down payment assistance and mortgage programs for eligible first-time buyers, with income and purchase price limits. Your lender can tell you whether you qualify.

Can I buy a home before I move to Ohio?

Yes. Many relocating buyers, including service members with PCS orders to Wright-Patterson AFB, tour by virtual tour or live video showing, sign electronically and join the inspection by phone. Your lender and title company confirm which closing methods they accept.

Should I use my own agent when buying new construction?

The builder's sales representative works for the builder. Your own agent reviews the purchase agreement, negotiates incentives and helps you schedule independent inspections. Bring your agent to your first builder visit, since many builders require it.
