Where I Work

Where in Champaign County does Amanda Mullins work?

Amanda Mullins works with buyers and sellers in Urbana and across Champaign County, Ohio. The table shows median listing prices from Realtor.com. A listing price is what sellers are asking, not what homes sold for. The villages had few homes for sale (26 in St. Paris, 15 in North Lewisburg, and 9 in Mechanicsburg), so one or two listings can move their medians.

For closed sales in the county seat, Redfin reported a median sale price of $214,898 in Urbana for the three months ending September 2026, up 7.4 percent. Next door, Amanda covers Clark County to the south, Logan County and Bellefontaine to the north, Union County to the northeast, Madison County to the southeast, Miami County to the southwest, and Shelby County to the northwest.

Market

What is the Champaign County, Ohio housing market doing?

Prices are up, and buyers have more homes to look at than a year ago. Realtor.com showed 182 active listings, up 28.79 percent from a year earlier. Columbus REALTORS counted 41 homes for sale in its MLS at the end of September 2026, up from 27, which raised the supply from 1.3 to 2.2 months.

Monthly numbers are small here. Columbus REALTORS counted 13 closed sales in Champaign County in September 2026, compared with 32 a year earlier, and its report notes that percent changes can look extreme with small samples. The year-to-date view is steadier: 163 MLS sales from January through September 2026, down 7.9 percent, at a median of $277,650, up 11.1 percent.

Pricing is mixed. Redfin reported a 98.7 percent sale-to-list ratio in September 2026, with 29.3 percent of homes selling above list price. Columbus REALTORS reported that sellers received 95.6 percent of their original list price in September 2026, down from 97.6 percent a year earlier. Homes priced from recent sales still sell near asking. Homes that start too high often take a reduction first.

Why do the numbers not match?

In a county this size, a few sales can move any one figure, which is why these sources spread from $204,000 to $315,000. Redfin draws on MLS and public records, Columbus REALTORS counts only sales in its own MLS, the listing median reflects what sellers are asking now, and the Census figure is older and self-reported. None of them prices a specific house. That comes from recent comparable sales near the home, adjusted for size, condition, land, and updates.

Property Values

How did the latest revaluation change Champaign County property taxes?

Champaign County Auditor Karen Bailey reported a 27 percent countywide increase in property value from the county's periodic revaluation, with an overall 22 percent increase in the taxes collected on the bills due in February 2026. Total countywide tax collection was expected to rise from $52,652,578.84 to $65,721,983.50 (Urbana Daily Citizen, January 12, 2026). The same report said Ohio property tax changes signed in December 2025 would cause the second-half bills mailed in summer 2026 to be recalculated, with credit adjustments starting in tax year 2026, payable in 2027. The Ohio Department of Taxation schedule lists Champaign County's next triennial update for 2028.

For buyers, the tax figure shown on a listing may not match the current bill, so check the parcel with the Champaign County Auditor. Buyers looking at farmland or acreage should also ask whether the parcel is enrolled in the Current Agricultural Use Valuation program. For sellers, the Auditor's value is a mass appraisal figure set for taxes. It is a useful reference, not a list price.

Under Ohio Revised Code 5715.19, a value complaint is generally due by March 31 of the year after the tax year in question. An owner who already filed for an earlier year in the same interim period can file again only for listed reasons, such as an arm's length sale. The Champaign County Auditor posts the complaint form and Board of Revision procedures on its website.

The Census Bureau puts the mean travel time to work for Champaign County residents at 27.1 minutes (ACS 2020 to 2024). From Urbana, Springfield is about a half-hour drive at rush hour, the base and Dayton take about 35 to 55 minutes, and Columbus takes about 50 minutes to just over an hour. Drives from St. Paris, Mechanicsburg, or North Lewisburg will differ, so check the route from a specific address at the time you would actually leave.

Wright-Patterson AFB

Where does Wright-Patterson AFB fit in?

Wright-Patterson AFB sits east of Dayton, in Greene and Montgomery counties, about 28.3 miles from Urbana, or 35 to 45 minutes at a Monday 8 AM departure (Google Maps, October 18, 2026). For service members who want a small-town or rural setting within that drive, Champaign County is one of the areas to compare.

Relocation

Relocating to Champaign County, Ohio

Amanda Mullins, REALTOR® with eXp Realty, helps buyers relocating to Champaign County, Ohio from anywhere in the U.S. or overseas narrow down where to look before they tour a single home. Some are moving for a new job or to be closer to family; others, such as service members assigned to Wright-Patterson AFB, are moving on orders. A few steps make a long-distance move easier:

  • Start with the drive that matters to you, whether that is Springfield, Dayton, Columbus, or a base gate, and check it from each town at the hour you would really leave.
  • Decide early between a home in Urbana or a village and a rural property, because they are priced and inspected differently.
  • If you are looking at a rural parcel, ask early whether it uses a private well or septic system, since that changes the inspections you will want.
  • Budget taxes from the current Auditor figure for the parcel, not the seller's old bill.
  • If you are buying from out of town, Amanda can tour homes with you by live video, coordinate inspections, and track the appraisal.
  • Set the moving date once the closing date is firm, and leave a little room in case repairs or the appraisal shift the schedule.

For a step-by-step look at buying from out of town, see her relocation help.

Fit

Who does Champaign County, Ohio tend to fit?

For buyers, Champaign County tends to fit someone who wants a small-town or rural setting with a workable drive to Springfield, the base, Dayton, or Columbus, and a lower median price than Franklin County ($236,970 in Champaign County versus $319,285 in Franklin County, Redfin, three months ending September 2026). It is a harder fit for a buyer who needs a wide choice of homes at once, since Realtor.com showed 182 active listings countywide in October 2026, or who must reach Columbus every workday.

For sellers, competition is up, with active listings 28.79 percent higher than a year earlier (Realtor.com, October 2026), and sellers received 95.6 percent of their original list price in September 2026 (Columbus REALTORS). With a small buyer pool, pricing from recent comparable sales on day one matters.

In My Words

What I see in this market

My MLS access covers Champaign County listings alongside Clark, Greene, Montgomery, and Franklin County, so I watch Urbana, St. Paris, and Mechanicsburg listings next to the larger markets around them. Much of the housing around Urbana is older, so I look at condition before I look at the asking price. A fresh coat of paint does not change what the roof, the systems, or the foundation are worth.

For more than 13 years I ran the side of the business that ordered and reviewed appraisals for lenders. That is why my first question on any Champaign County listing is which recent sales support the price.

In Champaign County right now, homes are staying on the market longer, and the market is shifting more toward buyers. Sellers are having to be more flexible on price and on what they offer, and seller concessions are showing up around the county. Interest rates are higher, and buyers are getting more incentives. If you are buying, that gives you room to ask. If you are selling, price it right from the start and be ready to talk about concessions.

My Background

How does Amanda Mullins help buyers and sellers in Champaign County?

Amanda Mullins spent more than 13 years in residential appraisal management before becoming a REALTOR®. As a Former Appraisal Management Director, she reviews a home the way a lender's valuation review would: recent comparable sales, condition, and what the home is likely to appraise for.

For buyers, she checks whether the asking price is supported before an offer and plans ahead for a short appraisal, which matters in a county with few recent sales to compare. For new construction, see her new construction services.

For sellers, she builds the list price from the sales likely to be used in the appraisal, so a good offer is less likely to fall apart later. Her guide on how to price your home in a shifting Ohio market walks through it. She can also explain how the Auditor's value relates to market value. As an SRES, she works with older homeowners through her SRES services.
