What are the VA loan basics?
- Eligible buyers can often purchase with no down payment and no monthly mortgage insurance.
- The VA funding fee on a purchase loan is 2.15% of the loan for first use with less than 5% down, 3.3% for later use with less than 5% down, 1.5% with 5% or more down, and 1.25% with 10% or more down. Rates effective April 7, 2023.
- The fee is waived for buyers receiving VA compensation for a service-connected disability, among other exemptions.
- Sellers can pay your closing costs. Seller concessions are capped at 4% of the home's reasonable value on the VA Notice of Value.
- On a purchase loan, the funding fee is the one cost that can be financed into the loan. Other closing costs are paid at closing.

How does an appraisal-management background protect a VA purchase?
For more than 13 years Amanda ran the side of the business that ordered and reviewed appraisals for lenders. On a VA loan, the appraisal sets the Notice of Value and checks the home against VA Minimum Property Requirements. Here is what that means for you:
- She checks the comparable sales before you offer, so your price is likely to be supported by the VA appraisal.
- She flags likely Minimum Property Requirement issues early, such as roof, heating or water problems, so they do not surprise you late. See the 2026 VA MPR update.
- If the value comes in short, she knows the reconsideration of value process and what evidence it takes.
- She helps listing agents see your VA offer as a strong one, because the appraisal risk has already been looked at.
What is the PCS timeline for buying near Wright-Patterson AFB?
You can buy before you arrive. Amanda does live video showings and virtual tours, coordinates inspections, tracks the appraisal, and works with title companies on remote or mail-away closings. A typical plan, built backward from your report date:
- When your orders arriveCheck in with the base Military Housing Office before you sign any lease or purchase contract. Request your VA Certificate of Eligibility and start a full pre-approval with a lender licensed in Ohio.
- Three to six months before your report dateFind out which gate and building you will report to. Set a budget from your BAH and pre-approval, pick a short list of towns from the drive table, and start virtual tours with Amanda.
- 60 to 90 days before your report dateIf you are buying, this is the window to make offers. Amanda checks comparable sales, writes the offer with you, and plans the closing date around your report date. You sign electronically.
- Once you are under contractSchedule the inspection, and make sure your lender orders the VA appraisal right away. Answer lender requests quickly and avoid new credit until closing.
- 30 days before your report dateIf you are not under contract yet, line up temporary lodging or a short lease so you are not buying under pressure. On-base housing and temporary lodging go through the base.
- ClosingThe title companies and lenders Amanda works with typically do remote closings. You can close in person, by mail, or with an Ohio online notary over live audio and video, and Amanda confirms the method with your lender and title company early. Confirm wire instructions by phone before you send any money.
- After you arriveDrive your new commute, change your address, and keep your closing documents together for your next PCS.
